FNMA - Fannie Mae; FHLMC - Freddie Mac. It's just what people started calling them because of the letters of their real names. FNMA - Federal National Mortgage Assoc., FHLMC - Federal Home Loan Mortgage Corp.

Can one get a separate mortgage for a garage or storage building?
Mar 25, 2008 by Rikounet | Posted in Renting & Real Estate
In the glorious state of Kentucky, if that matters?
If it is all one property, then any mortgage or mortgages will use the entire property as collateral. A second mortgage can be done on the entire property and be used for nearly any legal purpose - such as building a garage.
If you want one mortgage to cover your house and a separate mortgage to cover a garage, then the property needs to be split into separate deeds. This can be tricky and for most would not work. If you have a mortgage on your home already, then you likely would have to refinance it with the new house-only deed, because no lender will want to give away part of their existing collateral without doing a new mortgage. Then the other separately deeded area for the garage would then no longer be considered a primary residence and may or may not be "finance -able". They would need to find comparable properties to determine value, so acreage would be helpful, and chances are, little to no value will be considered for a garage only structure. Then, these types of loans usually only finance up to 50 - 65% of value and at a higher rate of interest. It is now considered a higher risk property to a lender.
Kentucky does not matter, but there may be some restrictions in your specific area on property use, zoning, etc... Check with your county and/or city tax assessors office before proceeding.

Mortgage Rate Alert! Kentucky Mortgage Rates are below 5%. If you are on an adjustable rate or a fixed rate above 6% it's time to refinance your mortgage.
